Plans

Three home watch plans, priced by how often we come.

Every plan includes the same protocol, the same photographic record, the same dashboard and the same named steward. What changes is how often someone is standing in your house. Everything else is one hourly rate, billed as you use it.

No charge, nothing to sign

These are the prices for a house up to 4,000 square feet under roof, outbuildings included. Larger than that, we quote after the onboarding walk-through. Vendor invoices are passed through to you at cost; we do not mark up other trades. Everything outside the scheduled visits is billed as used at one hourly rate, listed below. 01Included

What every plan includes.

The only thing that changes between plans is how often we come. Everything here is in all three, spelled out, because a line on a pricing page is a promise and every promise should be legible without a phone call.

Documented property checks

A steward walks the property to the written protocol, outside first and then in, and files the report the same day. How many of these you get is the one thing that differs between plans. Storm checks and anything else you ask us for are extra visits, billed by the hour, never taken out of this number.

  • Property Care · two visits a month
  • Home Stewardship · weekly visits
  • Estate · twice-weekly visits
Full standard checklist

The same 24 lines, worked top to bottom, on every visit, whether or not anything looks wrong. Nothing gets skipped because the house looked fine from the driveway.

Photographic record of every visit

Fifteen to thirty photographs a visit, time-stamped and attached to the specific checklist line they belong to, not dumped into one album at the end. They stay on your record permanently, so you can compare this March to last March.

Owner dashboard and property record

Your own login, open at any hour without asking anyone. Every visit, photograph, issue, reading, system, model number and vendor the house has ever had. If you sell or leave, we export the whole thing and hand it to you.

Interior readings logged

Temperature, humidity, power state and leak-sensor status, recorded on every visit. Four numbers, so a slow drift shows up months before it becomes a symptom you can see.

Named steward with a direct line

One person assigned to your house, whose mobile number you have. Not an office line and not whoever is on the rota. It is the same person who walked your property on Tuesday and took the photographs.

Vendor coordination, quotes and invoices

Finding the right trade, getting the quote, booking the work, checking it was actually finished and handling the paperwork. Their invoice goes to you at cost. We never mark up another trade’s work. Standing at the house for the appointment is trade escort, hourly and priced below.

Billed as used

Everything else is $95 an hour.

The monthly fee covers the scheduled visits and everything listed above. Anything more we do at the house is billed by the hour, only when you use it, so an owner who visits twice a year never pays for one who visits twenty times.

Arrival and departure preparation
$95 / hour
The house opened, brought to temperature, run through and checked before you arrive. Secured, emptied and reset after you leave. Most visits run three to five hours across the pair.
Trade escort at the house
$95 / hour
Meeting a contractor at the house and staying for the appointment. The hours on site are the only part you pay for. Finding the trade, getting the quote, booking it, checking the work and handling the invoice are in every plan.
Storm and freeze checks
$95 / hour
An extra visit after weather that could have done damage: high wind, heavy snow load, an ice storm, a hard freeze, a long power cut. We watch the forecast for the corridor. Whether we go without asking or text you first is a standing instruction you set at onboarding. Either way, you get the photographs.
Seasonal opening
$95 / hour
Water recharged, systems tested and the house brought back for the season. A licensed plumber does the water work and bills you at cost; we schedule, attend and document it.
Seasonal closing
$95 / hour
Water shut and drained, traps protected, the house set for winter. Same arrangement: a licensed plumber at cost, us on site and on the record.
Annual property review
$95 / hour
Once a year, on request, we go through the whole record and tell you what is coming: the roof with three winters left in it, the water heater at year eleven, what to budget and roughly when. Written down, not a conversation you have to remember.

Nothing here is billed without your approval or a standing instruction you gave us, and everything lands on the dashboard with the hours and the photographs attached. Trade invoices are passed through at cost.

02Getting started

Three steps, a week at most.

  1. 01

    A walk around the property

Two hours, at the house, at no charge and with nothing to sign. We look at what you actually own and tell you honestly what level of care it needs.

  2. 02

    A written scope and price

Exactly which plan, exactly what is included, exactly what it costs each month. If a smaller plan is the right one, we will tell you that.

  3. 03

    Onboarding

Systems photographed and recorded, vendors captured, preferences set, credentials secured, keys handled. Your dashboard is live before the first visit.

03Questions

Questions about the plans.

What owners ask when they are choosing between them. If yours is not here, ask it directly.

Northway Home LLC charges $250 a month for two visits a month, $500 a month for weekly visits, or $1,000 a month for twice-weekly visits. Those prices hold for a house up to 4,000 square feet under roof, outbuildings included; larger properties are quoted in writing after the onboarding walk-through. Everything outside the scheduled visits is $95 an hour, billed as used.

Every plan includes the same seven things: documented property checks at the plan’s frequency, the full 24-line checklist on every visit, a photographed record and a written report, the owner dashboard and property record, interior readings logged every visit, one named steward with a direct line, and vendor coordination for quotes, scheduling and invoices. The only difference between plans is how often someone is standing in the house.

Weekly visits (Home Stewardship, $500 a month) is the plan most owners on the corridor choose, and the right one for a house used a dozen weekends a year and empty the rest. Twice-weekly visits (Estate, $1,000 a month) suits waterfront with a boathouse and outbuildings, or a house that cannot afford a bad week. Two visits a month (Property Care, $250 a month) suits a well-built house you visit often, in a season you trust. If the smaller plan is the right one, we say so at the walk-through.

Anything that takes us to the house outside the scheduled visits is $95 an hour, billed only as used: arrival and departure preparation, meeting a contractor at the house, storm and freeze checks, seasonal opening and closing, and an annual property review. Trade invoices are passed through at cost, never marked up. Nothing is billed without your approval or a standing instruction you gave at onboarding.

The published prices cover a house up to 4,000 square feet under roof, outbuildings included. Above that, we quote after the onboarding walk-through, and the quote is written down before you sign anything. Waterfront, docks and boathouses are on the standard checklist and do not change the price on their own.

No. Every plan is month to month, billed monthly, with no long-term commitment. Cancel any time and you are not billed for the following month. The property record is yours. If you leave or sell, we export it and hand it over.
