In plain terms

Home watch in Lake George, in plain terms.

Northway Home LLC provides home watch in Lake George, New York, about 30 minutes from our base in Saratoga County. A named steward visits the house twice a month, weekly or twice a week, walks a written 24-line checklist, photographs what they find, records the interior temperature and humidity, and posts a same-day report to an owner dashboard. Docks, boathouses and shoreline are on the standard checklist here, walked and photographed on every visit, along with the perimeter, the mechanical room and the interior readings. Plans are $250, $500 or $1,000 a month; anything outside the scheduled visits is $95 an hour.

02Winter here

What winter does to a house in Lake George.

The lake freezes over most winters, usually by late January, and the wind that comes down its length in February is the coldest thing in the county. An empty lake house feels it first.

  1. 01Shore ice heaves against dock cribs and boathouse footings, and the damage does not show until the ice goes out in April.

  2. 02Wind off the lake finds the gaps: a door that was fine in October, a window in a seasonal porch, the vent behind a dryer.

  3. 03Steep, shaded roofs on the west shore build ice dams, and the stain on the ceiling arrives weeks after the cause is gone.

  4. 04Power cuts along 9N and 9L can run for days. A furnace with no power is a house heading for the freezing point.

  5. 05Many lakeside lanes are the last to be plowed. A house you cannot drive to is a house nobody has looked at.

Lake George is about 30 minutes from our base in Saratoga County. Northway exit 21 or 22, then Route 9N up the west shore or 9L around to the east. We do not take a house we cannot reach quickly, because when a pipe lets go the drive is the one part of the response nobody can shorten.

We provide home watch across Lake George, including Lake George Village, Diamond Point, Assembly Point, Cleverdale, Kattskill Bay, Pilot Knob, Huletts Landing, Silver Bay, Hague. If your house is nearby and not on that list, ask; the answer is usually yes.

Weekly is the cadence most owners in Lake George choose and the one we recommend for a house that stands empty from autumn to spring: in February a supply line can freeze within two days of the heat stopping, and a weekly visit catches the temperature drop, the tripped breaker or the low propane tank first. Twice-weekly suits waterfront with a boathouse and outbuildings, or a house that cannot afford a bad week. Two visits a month suits a well-built house you visit often in a season you trust.

Docks, boathouses and shoreline are on the standard checklist here, walked and photographed on every visit, along with the perimeter, the mechanical room and the interior readings. The written checklist has 24 lines, walked in the same order on every visit, with photographs attached to the lines and a report posted to the owner dashboard the same day.
