In plain terms

Home watch in Bolton Landing, in plain terms.

Northway Home LLC provides home watch in Bolton Landing, New York, about 45 minutes from our base in Saratoga County. A named steward visits the house twice a month, weekly or twice a week, walks a written 24-line checklist, photographs what they find, records the interior temperature and humidity, and posts a same-day report to an owner dashboard. Houses here tend to have more of everything: more roof, more outbuildings, more mechanical. The standard checklist covers all of it, and larger properties are quoted after the walk-through. Plans are $250, $500 or $1,000 a month; anything outside the scheduled visits is $95 an hour.

02Winter here

What winter does to a house in Bolton Landing.

Bolton sits on the steep side of the lake. The driveways drop off 9N toward the water, the roofs face north and east, and the houses are bigger than the ones down the shore, with more systems to fail.

  1. 01Driveways off 9N ice over and stay iced in the shade. Vendors will not come down them, and neither will a delivery.

  2. 02Northwest Bay takes the wind. Boathouses and covered docks on that side carry snow load and ice that the village side does not.

  3. 03Big houses have long supply runs through unheated spaces: a cantilevered room over a crawlspace, a bathroom over a garage, a line to a boathouse bar.

  4. 04Generators are common here and are the one system nobody checks until the power is out. We confirm ours ran on its schedule.

  5. 05Trout Lake and the hill roads above town see more snow than the shore. Snow load on additions and decks is a February item.

Bolton Landing is about 45 minutes from our base in Saratoga County. Northway exit 24 to Bolton Landing Road, or 9N north from the village along the shore. We do not take a house we cannot reach quickly, because when a pipe lets go the drive is the one part of the response nobody can shorten.

We provide home watch across Bolton Landing, including Northwest Bay, Basin Bay, Huddle Bay, Green Island, Sagamore Road, Trout Lake, Diamond Point. If your house is nearby and not on that list, ask; the answer is usually yes.

Weekly is the cadence most owners in Bolton Landing choose and the one we recommend for a house that stands empty from autumn to spring: in February a supply line can freeze within two days of the heat stopping, and a weekly visit catches the temperature drop, the tripped breaker or the low propane tank first. Twice-weekly suits waterfront with a boathouse and outbuildings, or a house that cannot afford a bad week. Two visits a month suits a well-built house you visit often in a season you trust.

Houses here tend to have more of everything: more roof, more outbuildings, more mechanical. The standard checklist covers all of it, and larger properties are quoted after the walk-through. The written checklist has 24 lines, walked in the same order on every visit, with photographs attached to the lines and a report posted to the owner dashboard the same day.
